Tenant Selection Process:

Prospective tenants are carefully selected through both an application and interview. The screening process includes checking the potential client on TICA (Tenant Information Centre of Australia). This program is invaluable in providing accurate information checking previous rental records. As well as this we research the background of potential tenants making sure all their supporting documentation and application is true and correct.

Repairs:

It is our policy that all maintenance request is sent to Core Realty NT via Tenant/Landlord Portal, email, website or by Maintenance Request Form. Upon receiving a maintenance request, we endeavour to obtain multiple quotations at competitive rates to present for acceptance before completing work. (If there has been an amount that has been specified in the Managing Agency Agreement you will still be notified but the work order will be placed and the most competitive rate will be selected to complete the job without needing approval.) We will ensure that all maintenance required will be resolved promptly by qualified tradesman.

Inspections:

Routine inspections are an essential part of protecting and maintaining the quality of your property.  Once a new tenant is secured the first inspection will be the Entry Condition report. The Entry and the Exit Condition Report is the most crucial for maintaining your property.  You will receive a comprehensive report with detailed descriptions of the condition of the property accompanied by photos for each tenancy. In addition, we will conduct inspection 6 weeks after the tenant moves in then quarterly to follow. These inspections will protect your investments, as they bring minor repairs and maintenance work to your attention.

Rental Payments:

With a zero tolerance with rent arrears you can be satisfied knowing that our number one priority is getting the rental amount in full transferred to your nominated bank account mid and end of month. For your convenience, we have a Tenant and Landlord portal which is where you will be able to request maintenance, access property statements, photos, inspection reports and invoices 24/7.
